Register Lands To Avoid Disputes

The issue of land disputes remain a thorny issue in this country particularly in the major towns and cities such as Accra and Kumasi, something that keeps cropping up each year.

In an interview with Captain Aforo, a geometric engineer with Losamils consult, he explained to Rite news the reasons behind the increasing land disputes in the country. He attributed the problems to people unduly having faith in those from whom they buy these lands and failing to demand the due documents on the land from them.

He advised that if one bought an already registered land, it is imperative to renew the registration. On the other hand if it is a new acquisition, it is important to register it by going to the Lands Commission for a search and after the search they will register it for you. If it is an already registered parcel of land then the Commission will transfer the document into the name of you the new owner through what they call renewal.

He explained that there are two types of land registration which is the Land Title registration and the Cadastral Registration with the more secured being the Land Title Registration. Mr. Aforo added that legally two people cannot own one piece of land and if that happens then one of such documents has been forged.

This he said can only happen when the second person did not go to register it at the Lands Commission. He advised to only resort to the Lands Commission to do a search before paying for any piece of land.

He added that one sure way of losing one’s land is to acquire a land and not legally register it. In such an event, a different person who registers the land can be acclaimed the rightful owner.
